Home › Blog › Boarding Kennel Suite Pricing Strategy: How to Tier Your Rates
Flat-rate boarding pricing ("$55/night for every dog") leaves money on the table in two ways: clients who would pay more for a better suite won't have the chance, and your standard suites are subsidizing wasted space in suites that go unbooked because they're priced the same.
The Three-Tier Suite Model
The industry standard is three suite tiers: Standard, Deluxe, and Luxury (or equivalent names — many kennels use creative names that align with their brand).
Standard Suite
Your baseline option. Clean, safe, attentive care — everything a dog needs. No frills.
- Typical size: 4×6 ft indoor kennel with optional outdoor access
- Typical pricing: $45–$65/night
- Who books it: price-conscious clients, dogs comfortable in a kennel environment
Deluxe Suite
More space, more comfort, more personalization. Often the most popular tier.
- Typical size: 6×8 ft or larger, climate-controlled, with a cot or bed
- Typical extras: TV/radio, more supervised play time, daily photo update
- Typical pricing: $65–$95/night (30–50% premium over standard)
- Who books it: clients who want their dog comfortable but have some price sensitivity
Luxury Suite
Room-like accommodation. Premium everything.
- Typical size: 10×12 ft or larger, furnished like a bedroom, full-size bed for the dog
- Typical extras: Multiple walks, cuddle sessions, live cam access, grooming at checkout, premium food options
- Typical pricing: $110–$175/night
- Who books it: high-end clients, anxious dogs who don't do well in kennels, multi-night stays where value adds up
Pricing the Premium Correctly
The deluxe and luxury premium needs to feel like genuine value, not just a price increase:
- Deluxe clients should receive something tangible they couldn't get at the standard tier: a photo update, a specific extra walk, a bed
- Luxury clients should have an experience they'll describe to other pet owners
The premium that doesn't justify itself gets abandoned — clients book standard next time because "it's basically the same."
Revenue Impact of Tiered Pricing
A 20-kennel facility where 50% of dogs book deluxe instead of standard (saving $20/night) leaves $200/night unrealized. A luxury tier that 10% of dogs book at $50/night premium adds $100/night. Tiered pricing at full optimization can increase total revenue 20–35% without adding a single kennel.
